The Loan Process

Here's what to expect from your first call to the closing table.

Couple signing documents at a desk

1. Pre-approval

Apply online or by phone. We review your income, assets and credit and tell you how much you can comfortably borrow. A pre-approval letter makes your offer stronger.

2. Find your home and sign a contract

Shop with your real estate agent. Once your offer is accepted, send us the purchase contract.

3. Choose and lock your loan

We compare programs and pricing from our lenders, walk you through the Loan Estimate, and lock your rate when you're ready.

4. Processing

We gather and verify your documents (see Paperwork Needed), order the appraisal, and work with the title company and your homeowners insurance agent.

5. Underwriting

The lender's underwriter reviews the full file. If they need anything else (called "conditions"), we'll tell you exactly what and why.

6. Clear to close

Once everything is approved, you'll receive your Closing Disclosure at least three business days before closing. Review it and ask us anything.

7. Closing

Sign your documents, bring your funds to close as instructed by the title company, and get your keys.

Tip: until you close, avoid opening new credit, making large purchases, or changing jobs without talking to us first.
